1. Overpricing the home
The first days and weeks a home is listed on the MLS are critical. The longer a home lingers on the market, especially in today’s real estate environment with low inventory levels, the more questions potential buyers will have about it. Today’s buyers have been trained to get into listings as quickly as possible because ‘the good ones don’t last.” If a home is on the market for weeks or months those same buyers will wonder why it hasn’t sold yet and begin to question what could possibly be wrong with the property because so many homes are selling very quickly in 2022.

2. No staging/cleaning
Clutter eats equity. It’s one of my favorite sayings in the real estate industry. Professional staging is not always necessary but a home should be properly prepared before professional photography takes place and showings start.
Remove knick-knacks that may be of value to you but probably not held in the same regard by potential buyers.
Professional deep-cleaning is also highly suggested. I also recommend that all tabletops and countertops be cleared before photography takes place as well. This will help make the space look larger.
Curb appeal is very important. Any efforts to spruce up the front of your house, especially the front yard, will go a long way in making the home look more appealing from the outside. A fresh coat of paint on your front door is always a good idea as well.

3. Trying to sell without a professional to guide you (For Sale by Owner)
Statistics show that homes listed and sold by a professional realtor sell for approx. 5-6% more than a home that is not. That figure represents about the same amount that a realtor charges in commission. With that in mind it only makes sense to hire a pro to guide you and help carry the load. A professional realtor has experience selling (and buying) homes and you can lean on them during what can be a very challenging process, including, staging your home, pricing it properly, preparing listing and legal documents, managing showings & open houses, properly qualifying and negotiating with buyers, transaction management dealing with attorneys, inspectors, appraisers, etc. and much much more.
