NJ and the Netflix Effect

What Does Netflix $1B Development Mean for Jersey Shore Real Estate By

If you’ve been in the area of what was the Fort Monmouth military base lately, you’ve seen that, what is arguably the single largest project in NJ today, is well underway. The long-awaited Netflix Studios campus isn't just a headline anymore; it’s rapidly becoming a reality. As a real estate expert specializing in Monmouth and Ocean counties, I’m constantly fielding questions about what this $1 billion east coast production hub means for our local housing market, so let’s dive into the timeline, the sweeping changes coming to our coastal communities, and where the real opportunities and challenges lie.

 

The Timeline

To understand the impact, you have to look at how quickly this massive project is moving. The transformation of the long dormant military base into a 500,000 square foot entertainment anchor is well underway:

  • December 2022: Netflix officially selects Fort Monmouth for its east coast hub.   

  • February 2024: The Fort Monmouth Economic Revitalization Authority (FMERA) approves the 292-acre "Mega Parcel" footprint.

  • January 2026: Netflix officially closes the $55 million land deal, accelerating site clearing and demolition.   

  • June 2026: Crews hit a major construction milestone, "topping off" the structural beams for Stages 3 and 4.   

  • Summer 2027: Phase 1A (the first four 22,000-square-foot soundstages) is targeted to open.  

  • Fall 2028: Expected completion of the full 12-soundstage campus.  

 

Communities Impacted & The Investor Opportunity

This development will generate thousands of construction and permanent production jobs. The most immediate real estate impacts are being felt in the direct host towns of Eatontown and Oceanport, where proximity to the studio is driving up demand for both sales and rentals.  

Neighboring Tinton FallsRed Bank, and coastal hubs like Long Branch and Asbury Park are also squarely in the crosshairs. For investors, the opportunity is immense. Production crews, actors, and support staff will require housing, fueling a surge in demand for short-term and mid-term luxury rentals. Savvy investors are eyeing multi-family acquisitions and value-add properties in these surrounding areas to capture the expected bump in housing demand before the first cameras roll in 2027.  

 

Beyond Netflix: A Wave of Mega-Projects

Netflix isn't operating in a vacuum. The studio's arrival coincides with over $1.5 billion in local commercial and infrastructure development. The most significant is Monmouth Square, a $500 million redevelopment by Kushner Companies (owners of nearby Pier Village in Long Branch) transforming the former Monmouth Mall into an open-air retail center with a Whole Foods and 1,000 new residential units, as well as an RWJBarnabas Health medical facility that is already open for business. Additionally, RWJBarnabas Health is also investing $800 million in a new state of the art medical campus on the former Fort Monmouth site in nearby Tinton Falls, foreshadowing the anticipated growth of the area.

 

The Challenges Ahead

Massive growth always brings growing pains. The biggest hurdle to this development is infrastructure strain. Thousands of new daily commuters will test local traffic patterns. Fortunately, the state has earmarked $80 million in the NJDOT capital plan for safety and traffic flow improvements along the Route 35 and 36 corridors.  Anyone living in the area of Asbury Park, Neptune and Ocean Township will tell you about the ongoing widening project on Route 66. The project reconstructs and widens approximately two miles of highway, and is currently targeted for completion in the summer of 2027. This project is federally funded at a cost of approximately $40 million.

 

Another challenge is housing inventory. While the 1,000 units at Monmouth Square will help absorb the influx of new residents from Netflix Studios, local buyers face the very real challenge of competing against cash-heavy investors and high-earning studio professionals. For sellers, the next 12 to 24 months present a rare premium window. For buyers and investors, the clock is ticking before the "Netflix Effect" fully prices out the hesitation.
